The Rise
Investing in student rooms in a premium location in Leuven
In the centre of the pre-eminent student city, ION is developing the student rooms of The Rise. Located on the Brusselsestraat, close to several university and college campuses, this project is attractive to both students and investors.
Blauwe Hoek - 3000 Leuven
The Rise's greatest asset is undoubtedly its extremely central location. Students can easily go anywhere on foot or by bike, because the city is at their feet.
The ultra-modern rooms with all mod cons are a dream for every student. The project's pleasant inner garden and private bicycle storage make living here even more comfortable for students.
In Leuven, there is a large and ever-increasing demand for well-located, high-quality student accommodation. The rapidly increasing influx of new prospective tenants will only add to the shortage of student rooms in the future, resulting in high rental potential.
An answer to the shortage of quality student rooms
The Rise consists of 58 modern student rooms equipped with all contemporary comforts. Each room has a private bathroom with shower, toilet and wash basin. The student rooms are divided into six living unit. Each of them features a trendy, fully equipped shared kitchen. A convenience store will be located on the ground floor and the underground car park has space for eighteen cars. In the garden, students can park their bikes in the covered bicycle shed.
In between studying, students can visit the communal courtyard garden, a place for gathering and relaxation where it is great to hang out. Bonus: the project is heated fossil-free thanks to a system of air-to-water heat pumps. So students also live in a climate-friendly environment.
4,000 rooms short in Leuven
Leuven has some 43,000 students living in student rooms, making it the student city with the highest ratio of students residing in the city where they study: as many as 80% of students do so. With the ever-increasing number of international students, the shortage of student rooms continues. Calculations based on current figures from Statbel, the Higher Education Agency and the Kotkompas, among others, show that there will be about 4,000 rooms short in Leuven by 2026.
